Why Austin homes need mold-resistant construction

Mold is not bad luck. It's chemistry – organic material, still air, and humidity above 60% for long enough. Austin supplies that third ingredient generously.

Wet Area Defense

Cement Board & Mold-Resistant Substrates

Standard drywall has no place behind tile, and neither does greenboard. In wet areas, Enso installs cement board or fiber cement backer: substrates that don't absorb water, don't feed mold, and don't degrade through thousands of wet-dry cycles.

Waterproofing Membranes

Tile and grout shed water; they don't stop it. Before tile is set, a continuous membrane, Schluter Kerdi or RedGard, goes over the substrate with sealed seams, reinforced corners, and particular attention at the floor-to-wall transition.

Wall Assembly Management

Wool Insulation

Fiberglass holds condensation against framing. Wool absorbs vapor when humidity spikes and releases it as the cavity dries, keeping the assembly below the threshold where mold takes hold. Specified during design for clients who want it.

Ventilation Design

A bathroom fan only works if it's sized to the room's volume and ducted, rigid and short, to the outside. Venting into the attic just relocates moisture to a space with no drainage. We calculate the load, spec the fan, and duct it out.

Drainage Plane Details

When a project opens exterior walls, the drainage plane gets rebuilt correctly: building wrap, flashing tape at every window and penetration, and layers lapped so water that finds its way in drains out.

HEPA Job Site Containment

Demolition in older Austin homes can disturb whatever the walls have been holding. Every Enso project runs a sealed dust barrier between the work zone and the rest of the home, with HEPA filtration, from day one.

What homeowners ask about building this way

Is mold-resistant construction standard at Enso, or an upgrade?
Most of it is standard. Cement board in wet areas, waterproofing membranes, right-sized exterior-ducted ventilation, and HEPA containment are how we build every project. Wool insulation and whole-home ERVs are the two exceptions: they’re specified during the design phase for clients who want them, with their cost on its own line in the estimate.
Does building this way cost more?
Cement board, membranes, and correct ventilation are modest line items inside a full remodel budget. Wool insulation costs more than fiberglass, which is why it’s an explicit design-phase choice rather than a default. Either way, every selection appears as its own line in the estimate, so the cost of each decision is visible before you commit.
What happens if you find mold during demolition?
Containment is already sealed and running before demo starts, so nothing spreads. We document what we find, photograph it in your daily log, and price the correction as options you decide on, not an ultimatum. Where the affected area is large enough that Texas requires licensed mold assessment or remediation, that step happens first, and then we rebuild the assembly correctly.
Do you remediate existing mold?
Enso is a design and remodeling company, not a licensed remediation contractor. When active mold beyond a minor surface condition turns up, remediation happens first through a licensed provider, and then we rebuild the assembly so the conditions that caused it are gone. The rebuild is where this page’s six practices do their work.
Does this apply to kitchens, or just bathrooms?
Every wet area gets the same treatment: bathrooms, kitchens, laundry rooms, and wet bars all receive cement board substrates and membrane protection where water exposure warrants it. Whole-home and exterior projects bring the envelope practices, drainage plane detailing and insulation strategy, into scope as well.
